Tenants have the flexibility to submit maintenance requests at any time, 24/7 through their dedicated Tenant Portal.

Tenants are accountable for the initial $50 (subject to lease agreement terms) on minor repairs. This policy aims to promote tenant responsibility for the property they reside in and consider home. Examples of such minor repairs include:
Changing air filters
Replacing light bulbs
GFCI/breaker resets
Blind repairs
Carpet cleaning
This approach encourages a collaborative effort between tenants and property management in maintaining the property's overall well-being.

Tenants are NOT responsible for Major Electrical, Major Plumbing, or the roof of the property.
Tenants are always welcomed to call and we would be happy to walk them through some solutions or help troubleshoot issues before sending a vendor. Check out some of our helpful “How To” videos below on simple repairs to save you $50 (depending on the lease agreement).
Tenants can always call a friend or family member to assist or hire a vendor of their choice to save the $50 service fee. (Contact us for a list of vendor resources.)
